How does an estate agent work?

Selling

As the selling agent we provide a helping hand and guide you through the whole process,

Firstly, marketing your property, As Api Licenced estate agents in the Balearic Islands we have all the best agents working together with us, this means we have a much better reach and best collaborations to ensure that the sale of your property is done professionally and efficiently, making sure it’s a smooth as possible,

Once we have been hired by the seller of the property, we ourselves begin to market the property with photos, Videos, Drone tours and detailed information about the property, we can also make sure you have legal help and assist in acquiring all the legal documents necessary for the sale of the property.
Process

Once you have a buyer, an Arras contract is made, this is a binding contract for both seller and buyer and typically a 10% deposit is paid and held in an account, if the buyer should pull out without reason they would forfeit the deposit, if the seller were to fail on the contract, they would return said deposit plus a 10% penalty.

A date and notary location are agreed upon for the completion of title deed where all necessary documents must be provided, i.e., CE certificate, Cedula, certificates from the town hall that the property is debt free, if a mortgage was on the property, it must be cancelled before the signing of deed, usually this done on the same day.
Estate agents fees

All notary and registry fees for signing the title deed are paid by the buyer, they must also pay the ITP (transfer Taxes) that depends on the price of the property and range from 8% to 12%.

The sellers pay the Plusvalia, and the Real Estate agent fees. When there is a profit made on the property Sale there is a Capital gains tax due, however this is calculated at later stage.

Once you have the found the property, and we've negotiated the best price for you, we get to work on getting all the paperwork in place with complete transparency, all the necessary documents and Certificates will be provided upon signing of deeds.

We guide you through all the necessary steps in buying your home in Mallorca, acquiring the NIE numbers, setting up bank accounts, depending on your needs we can make introductions to the best Architects, builders, Mortgage brokers and lawyers.

After you have bought, we will handle changing of contracts, Electric and water bills, if needed we can set you up with Wi-Fi and if you are joining a communal property, we take care of introductions to administration always making sure things run smoothly.
How do you know if your estate agent is a professional?

The simple answer is asking them if they have an API title.
What is API?

The Real Estate Property Agent (API) is a professional who works in the real estate market and is regulated by Royal Decree 1294/2007. To be a Real Estate Agent it is necessary to have the Official Title issued by the Ministry of Development or to have a university degree.

The API title is the Official Title of Real Estate Agent and the only way to obtain the API title is to join an Official College of Real Estate Agents.

An API is a Real Estate Agent specialized in the real estate sector whose qualification is regulated by REAL Decree 1294/2007 in which the General Statutes of the Official Associations of Real Estate Agents and their General Council are approved.
